Home warranties offer valuable protection on major systems and appliances including, home heating, plumbing, electrical and central air conditioning systems coverage that gives buyers security.

Note however that coverage is for systems and appliances in good working order at the start of the contract (i.e. preexisting conditions are not covered).  Some agents will tell customers and clients to just say it was fine at the closing and call the warranty company days after closing, they often find out that the company will not fix the problem because of a preexisting condition.  This is why we require all listings to have the HVAC system serviced and certified it’s in good working condition at the time of listing so if anything happens you’re covered now and later.
